Heads up. Liquid and bait are not interchangeable. A liquid barrier gives you a treated zone the day it goes in; a bait system takes weeks to months to bring the colony down but disturbs the property far less. A company that only ever quotes one of them, for every house, is quoting what it stocks rather than what you need.

What the technician does
- Confirm and map it
Before anything goes in the ground, the technician confirms the species and works out where they are entering. Treating the wrong side of the house is an expensive way to achieve nothing.
- Liquid soil barrier
A termiticide is trenched and rodded into the soil around the foundation, and injected through the slab where it needs to be. Termites passing through pick it up and carry it back to the colony.
- Bait stations
Stations go into the soil around the perimeter on a set spacing and are checked on a schedule. Workers feed, take the bait back and the colony collapses over weeks or months.
- Spot and wood treatment
Accessible timber that is already infested can be drilled and injected directly, or treated with a borate. This deals with what is in the wood, not with the colony in the soil.
- Follow-up
Bait systems need ongoing monitoring by definition. Liquid work normally comes with an annual re-inspection and a renewal that keeps the warranty alive.

Preparation
Clear the perimeter of the house — move planters, bins, stacked firewood and anything leaning on the walls. Give access to the crawl space and the garage. Say where pets spend time and where any well or water feature is.
Disruption
Most of the work happens outside. Drilling through a slab or a garage floor is noisy for a while and leaves patched holes. Nobody normally needs to move out.
Timescale
A liquid barrier is usually one visit. Baiting is a system you live with — stations go in on day one and get monitored from then on.

How long before the termites are gone?
A liquid barrier starts working as soon as they cross it. Bait systems take weeks to a few months to bring a colony down, which is normal and not a sign it has failed.
Is the treatment safe around children and pets?
Products are EPA-registered and applied to the label, which sets the re-entry time. Ask the technician to show you the label and tell you how long to keep everyone off the treated area.
Do I need to leave the house?
Not for liquid or bait work. Whole-structure fumigation is the exception — that means moving out for a few days.
What does the warranty cover?
Read it. Some cover re-treatment only, some cover damage repair as well, and nearly all require you to keep paying an annual renewal. Ask what voids it — altering the soil grade or adding a deck often does.
Will one treatment be enough?
For a single colony caught early, often yes. Termites are a pressure you manage rather than an event you finish, which is why annual re-inspection exists — see prevention plans.
